Representation:
A real estate agent’s primary job is to provide property
buyers and sellers with representation. The representation
encompasses a larger range than many people realize. Look
for an agent that has a complete grasp of the purchase agreement
to avoid costly mistakes. The purchase agreement is a transaction
road map that tells the parties involved what is going to
happen and in what order.
Counsel and Advice:
The agent should serve as a property counselor and advisor
by understanding the fundamentals of the business, address
all client concerns, and advise clients about options and
the ramifications of the various options.
Negotiator:
The goal of an effective real estate agent should be to have
a smooth and amiable property transaction where the most desirable
terms and conditions for the client are the goal. This process
does not have to be adversarial if the agent has a thorough
understanding of the process. Ask the agent to provide examples
of effective negotiations from past experiences and transactions.
Problem Solver:
A successful agent will be able to spot potential problems
before they slip by unnoticed or create an adverse reaction
in the transaction. This is achieved by education, hard work,
experience and listening skills.
Good Communicator:
Language skills are important in any business and it’s
especially important in the real estate world. Ask to look
at a few examples from MLS of entries from the agent. Also
ask to see advertisements and flyers of properties they have
listed to evaluate if the agent can organize and express thoughts
coherently.
Detail Oriented:
An effective agent will manage all timelines and actions during
the entire transaction process and provide old-fashioned customer
service, honesty and hard work.
Enthusiasm and Energy:
Look for an agent who has passion for helping their clients
achieve their short and long-term real estate goals and the
energy to work tirelessly for you!
