location” is not the most important feature to selling
your home!
Contrary to what many people believe, location and the condition
of your home are not the most important factors for the sale
of your property. The price that you and your agent choose
for the sale of your home is the number one factor for a successful
outcome. Any property, anywhere will sell, regardless of the
location, terms or conditions, or the state of the economy
and interest rates, if the property is competitively and accurately
priced. Although location, condition and terms play a role
in the final buying decision, if the house is overpriced it’s
highly unlikely that you will ever get a buyer to
discuss the other considerations and no amount of marketing
will ever bridge that gap. Make sure that you have a complete
understanding about the current market conditions that affect
your area and neighborhood. Ask to see MLS listings for recently
sold and listed properties in your area, and by all means,
hire a real estate professional that you trust. A successful
agent will not appease you by listing your property if he
or she is not convinced that the asking price is fair based
upon current market conditions.
